These Terms and Conditions govern your use of Oasis Residences accommodation services and website. By accessing or using our services, you agree to be bound by these terms.

1. Definitions

"Services"

Refers to boarding house accommodation services provided by Oasis Residences, including Garden View Studios, Terrace Suite Living, and Signature Duplex Homes.

"Resident" or "User"

Means any person accessing our website, booking accommodation, or staying at Oasis Residences.

"Content"

Includes all text, images, videos, and materials available on our website and promotional materials.

"We/Us/Our"

Refers to Oasis Residences, located at 23 Scotts Road, Singapore 228222.

2. Use of Services

Eligibility Requirements

  • Services are provided for personal accommodation use by professionals and individuals seeking temporary residential solutions in Singapore
  • Residents must be at least 18 years old or have legal guardian consent for younger applicants
  • Valid identification and background verification may be required for all residents
  • Residents are responsible for maintaining confidentiality of access codes and personal information
  • Accurate information must be provided during registration and booking processes

Accommodation Bookings

All accommodation bookings are subject to availability and confirmation by Oasis Residences management. We reserve the right to decline bookings that do not meet our community standards or facility requirements.

Booking Confirmation: Required before check-in
Deposit Requirements: Security deposit may apply
Check-in Procedures: Coordinated with concierge team
Documentation: Valid ID and agreements required

3. Prohibited Activities

To maintain a safe and comfortable environment for all residents, the following activities are strictly prohibited:

Legal and Safety Violations

Violate any applicable Singapore laws or regulations
Engage in activities that compromise building security systems
Use facilities for commercial purposes without authorization
Transmit harmful or malicious software through our networks

Community Standards

Attempt unauthorized access to restricted areas or systems
Engage in fraudulent activities or misrepresent identity
Harass, threaten, or harm other residents or staff members
Violate intellectual property rights or confidentiality agreements

Violation Consequences

Violations of prohibited activities may result in immediate termination of accommodation services, forfeiture of deposits, and potential legal action. We maintain a zero-tolerance policy for activities that compromise resident safety or community standards.

4. Intellectual Property Rights

Our Proprietary Content

All content on our website and marketing materials, including text, images, logos, design elements, and software, remains the exclusive property of Oasis Residences unless otherwise specified.

Protected Materials Include:

  • Website content and photography
  • Oasis Residences branding and logos
  • Service descriptions and marketing materials
  • Software and digital applications

Limited License Granted:

  • Personal use for accommodation purposes
  • Non-commercial viewing and browsing
  • Sharing accommodation information with references
  • No reproduction without written permission

User-Generated Content

When residents provide feedback, reviews, or other content, they grant Oasis Residences a license to use this content for marketing and operational purposes while respecting privacy preferences.

Content Guidelines: All user-generated content must be honest, respectful, and comply with our community standards. We reserve the right to moderate or remove content that violates these terms.

Third-Party Content

Some content and services may be provided by third parties. These materials remain subject to their respective intellectual property rights and usage terms. We acknowledge and respect all third-party intellectual property rights and expect residents to do the same.

5. Disclaimers and Limitations

Service Warranties

While we strive to provide exceptional accommodation services, services are provided "as is" without warranties regarding specific outcomes or experiences. We make no guarantee of uninterrupted service availability or specific results from using our facilities.

We Provide:

  • High-quality accommodation services
  • Professional concierge support
  • Safe and secure facilities
  • Responsive maintenance services

No Guarantee Of:

  • Specific life or career outcomes
  • Perfect compatibility with roommates
  • Zero interruption of services
  • Individual satisfaction levels

Limitation of Liability

Our liability is limited to the accommodation fees paid for affected service periods. We are not liable for indirect damages including lost opportunities, income, or personal inconvenience beyond reasonable accommodation standards.

Maximum Liability Cap

In any event, our total liability shall not exceed the amount of accommodation fees paid by the resident for the affected service period, excluding security deposits which remain subject to separate agreement terms.

User Assumes Risk

Residents acknowledge that accommodation and community living involve inherent risks and personal responsibility. Users assume risk for personal decisions made while using our services and facilities.

Personal Responsibility: Residents are responsible for their personal safety, property security, and compliance with facility rules and Singapore laws while using our services.

6. Termination

Voluntary Termination

Either party may terminate accommodation services with proper notice according to the accommodation agreement terms. Standard notice periods apply based on accommodation type and duration.

Garden Studios: 2 weeks notice
Terrace Suites: 3 weeks notice
Duplex Homes: 4 weeks notice

Immediate Termination

We reserve the right to immediately terminate services for violations of these terms, facility rules, or activities that compromise safety and security.

Effects of Termination

Upon termination, residents must vacate accommodation by the specified date and return all access materials. Final billing reconciliation and deposit processing will occur within 30 days of departure.

Resident Obligations:

Our Obligations:
  • • Process final billing statements
  • • Return applicable deposits
  • • Provide termination documentation

Survival of Provisions

Certain provisions including payment obligations, intellectual property rights, limitation of liability, and dispute resolution procedures survive termination and remain in effect as needed for resolution of any outstanding matters.

7. Dispute Resolution

Resolution Process

We are committed to resolving any disputes through a structured process that prioritizes communication and mutual understanding while ensuring fair outcomes for all parties.

Informal Resolution

Initial attempt through direct communication with management team within 7 days of issue identification.

Mediation

Structured mediation with neutral third party if informal resolution is unsuccessful.

Arbitration

Binding arbitration through Singapore International Arbitration Centre if necessary.

Governing Law and Jurisdiction

Applicable Law

These terms are governed by Singapore law, including the Housing Development Act, Consumer Protection Act, and Personal Data Protection Act.

Regulatory Compliance: All accommodation services comply with Singapore Housing Development Board regulations for boarding house operations.

Jurisdiction

Singapore courts have jurisdiction over all disputes arising from these terms and accommodation services, with proceedings conducted in English.

Venue: Legal proceedings shall take place in Singapore unless otherwise agreed through mediation or arbitration.

Emergency Procedures

For urgent matters involving safety, security, or emergency situations, residents should contact building management immediately. Standard dispute resolution procedures may be expedited for urgent matters.

8. General Provisions

Entire Agreement

These Terms and Conditions, together with individual accommodation agreements and facility rules, constitute the entire agreement between residents and Oasis Residences. Any modifications must be made in writing and signed by authorized representatives.

Severability

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions continue in full force and effect. Invalid provisions will be replaced with valid terms that most closely achieve the intended purpose.

No Waiver

Failure to enforce any provision of these terms does not constitute a waiver of that provision or any other provision. All rights and remedies remain available unless explicitly waived in writing.

Assignment

Residents may not assign or transfer their accommodation agreements without written consent from Oasis Residences management. We may assign our rights and obligations with appropriate notice to residents.

Transfer Requests: Must be submitted in writing with valid reasons and undergo approval process including background verification of proposed assignees.

9. Changes to Terms

Material Changes

Significant changes affecting resident rights or obligations will be communicated via email and posted notices with at least 30 days advance notice.

Administrative Updates

Minor administrative or clarification changes will be updated on our website with notification through standard communication channels.

Continued Use Acceptance

Continued use of our services after term modifications constitutes acceptance of the new terms. Residents who do not agree to modifications may terminate accommodation with standard notice.
